From Roof to Foundation

A comprehensive home inspection in New Jersey embodies a full visual home evaluation. The exterior includes the siding, foundation, sidewalks/steps, drainage, roof, mechanical systems, windows, decks/patios and chimney. The interior includes evaluating appliances, inspecting walls, evaluating windows, doors, plumbing and fixtures, electrical outlets, switches and electric panel(s), heating/air-conditioning appliance(s), fireplace/chimney Level I, attic, and garage. 

We visually examine and evaluate each system to help ensure everything is functioning as intended and safe while looking for deferred evidence of maintenace.  During our time at the home, if there is a concern raised beyond our expertise and requiring further evaluation, We will recommend a specialist to further examine the area. Within one day of your completed inspection, you will receive a thorough narrative report covering all findings.

This type of inspection is a small investment in understanding “if” there are any major items to consider repairing or replacing prior to listing your home. As a homeowner, when you are ready to list, you want to make sure you are in a position to net the greatest dollar return for your investment. This inspection will help give you peace of mind when preparing to list your home. As times have shifted to limiting to major inspection items only, it is important to know what you could incur or disclose and state these items are as-is and share findings.

Sewer Scope 

Sewer Scope Inspections include the city sewer and septic system inspections. For city sewer, this is a camera line inspection that runs a camera through your sewer pipe to the city connection. This has evolved into an extremely important inspection because this is considered a structural item in your home. Imagine having a home built 50-100 years ago and not conducting this inspection. Industry material standards have shifted 3 times since that time period and you want to make sure everything works as intended or that maintenance is done to keep the integrity of your system to the city main. Septic inspections run a testing mechanism to ensure your system works as intended. Both systems to repair or replace are costly. It is important to know what condition you are purchasing this system in. 

Oil Tank Scan 

Oil Tank Sweeps check the home and property for buried/abandoned underground tanks. This practice is dated and since, in order to sell a home in New Jersey, oil tanks must be removed. While this is a buyer expense to test and typically confirm the presence of, the removal and liability is on the homeowner. There are scans to identify if there is an anomaly present of the size of an tank, then it moves a step further to either a dig or ground penetrating radar scan to confirm. Sometimes it is an easy process, other times if it was abandoned, there may be additional environmental hurdles to overcome to ensure your soil is also clean.

Radon Testing 

The State of New Jersey DEPE requires that a licensed Radon Measurement Technician perform any radon-screening test conducted for the sale of real estate.  Testing devices must be placed and removed by a licensed radon measurement technician.  Immaculate Home Inspection’s inspector is qualified to perform this test.

Termite inspections 

In the United States, subterranean termite infestation amounts to billions of dollars in damage to homes each year. It is very important to have your home thoroughly inspected for termite activity to determine if there are any of the signs of infestation – active or otherwise. Immaculate Home Inspections is fully capable of undertaking this inspection. Additionally when purchasing a home, most mortgage companies require a Wood Destroying Insect (WDI) inspection and a report indicating any wood destroying insect activity or damage.
